PRELIMINARY PLAT
The Preliminary Plat is the second step in the subdivision process. The purpose is to provide detailed graphic information and associated text indicating property boundaries, easements, land use, streets, utilities, drainage and other information required to evaluate the proposed development.
To submit a Preliminary Plat, click on the Preliminary Plat Application & Checklist below and follow the detailed instructions. Once you have completed this information, contact the Planning Department for an appointment to submit. City staff review is usually completed within two weeks. After the applicant addresses comments, the second review is usually completed within a week. If all comments have been addressed, the Planning and Zoning Commission can approve the plat on the second or fourth Thursday of the month.
The Preliminary Plat must have:
- A public hearing.
- Mail notifications sent to property owners within 200 feet of the perimeter of the land to be developed.
- Be approved by the Planning & Zoning Commission [approval expires two (2) years after the filing date unless construction plans and final plats are filed or an extension is granted.
Minor Revision Preliminary Plat:
If, in the opinion of the Planning Director, a change to an approved Preliminary Plat is determined to be a minor revision, the application shall submit the proposed revision to the Planning Department for administrative review and action. A public hearing is not required for a minor revision. The minor revision preliminary plat criteria is listed in the application and checklist provided below.
